Why Cairnstone
The case for having a register
before it is needed.
A household document register takes a few hours to produce. Locating papers without one, at a difficult time, can take months. This page sets out what Cairnstone does differently and why that distinction matters.

Six things that distinguish our approach
Grounded in Malaysian administrative reality
Document categories in our register reflect what Malaysian households actually hold — land titles under the National Land Code, EPF and Amanah Saham records, faraid-adjacent documents, and state-level variations in registration practice.
No copy of any document leaves the household
We note locations, not contents. No scanning, photographing or copying takes place without the family's written agreement, and even then only for archival purposes within the family's own set of folders.
A defined scope that does not drift
Cairnstone catalogues and organises. It does not advise, represent or take any view on what the family should do. This means families can engage us without concern that they are receiving regulated services without the proper safeguards.
Plain-language output the whole family can read
The register is printed in numbered sections with short headings and a glossary at the foot of each section. Family members who are not familiar with administrative terms can navigate it without assistance.
Bilingual delivery as standard
Sessions, booklets and printed registers are available in English and Bahasa Melayu. Families may mix languages freely within a session, and older household members who prefer Malay are accommodated from the start.
Multi-generation, multi-property scope available
The Compilation Programme handles records spread across up to four locations in different states, reconciling duplicate and conflicting copies and producing a unified index for the whole family, not just one branch.
In Depth
Each benefit, explained
Founded on direct administrative experience
Cairnstone's founding team worked within Malaysian state-level land administration before establishing the practice. That background informs the document categories we use, the gaps we know to look for, and the language we use when describing what is missing.
- Familiarity with Kedah state land records and their common variations
- Knowledge of which offices hold original records for different document types
- Experience with records held across multiple generations and property transfers
A structured session, not a general conversation
Every session follows a pre-agreed structure: document categories are listed in advance, the household is told what will be asked, and the output format is shown before the session begins. Nothing about the process should come as a surprise.
- Pre-session checklist sent to the family to help them prepare
- Agreed scope confirmed in writing before the visit
- Signed handover when the register is delivered
Respectful pacing, without pressure
Families sometimes begin this work because a bereavement is recent, or because someone in the household has become unwell. We move at the pace the family sets, and initial enquiries carry no obligation.
- Sessions can be split across more than one visit if preferred
- No pressure to proceed with any service after initial enquiry
- Elderly household members accommodated throughout
Transparent, fixed pricing with no hidden charges
All three services are offered at a fixed price published on this website. There are no hourly overruns, no additional charges for bilingual output, and no fees for the initial enquiry conversation.
- Document Location Register: RM 620, all-inclusive
- Family Records Education Workshop: RM 1,850 per group session
- Multi-Property Compilation Programme: RM 4,540 fixed
What a family has at the end of each service
Each service produces a concrete, physical output that stays with the family. Registers and folder sets are printed documents, not digital-only files that require software to open.
- A sealed, printed register listing item and location for each document category
- For Compilation Programme: physical folder sets per family branch, plus a unified index
- For workshops: printed booklets in English and Malay, with blank register templates

What Sets Us Apart
Three things only Cairnstone offers
The Sealed Register format
Our output is a sealed, printed register — not a cloud file, not an email attachment — that the family controls entirely. Once handed over, Cairnstone holds no copy and receives no automatic updates. The register belongs to the family.
Community group workshops
The Family Records Education Workshop is available to surau committees, masjid education committees, and community associations — not only individual families. This makes the knowledge available to groups who wish to offer it to their members collectively.
A written note of gaps
In the Compilation Programme, we produce a factual written note of documents that were not located and where such documents are commonly obtainable. This saves the family's solicitor or estate planner time and gives them a clearer starting point.
